Here’s what I’ve learned after fifty years in this business. Satisfaction is not loyalty. Loyalty is built through contact. Through showing up after the deal closes — not just before it.

The fix isn’t complicated. Get your database organized. Tier your people into A, B, and C. Build a simple rhythm of staying in touch. Call. Send a note. Share something useful.

And when the moment is right — ask.

“Who’s the next person you know thinking about a move?”

That’s it. That’s the whole strategy.

Your next deal is already in your phone. You just have to nurture it.
